Writing The Offer For Your New Monogram Home

 Once all your questions have been answered and you are ready to order your new home, we will need to sit down and fill out some new construction paperwork. It takes about an hour and involves signing a purchase agreement, choosing the lot you want, and selecting all the color choices for your new home. A couple of things you will need to bring with you to our appointment include:

Pre-Approval Letter     Before you order your new home you will want to speak with a lender to get all your financing squared away. They will check your credit and go over some different options with you so that you can choose the plan that works best for your situation. Once you have been pre-approved you will be given a letter stating that you have been pre-approved for "x" amount of dollars and what particular loan program you will be using. This letter is important, not only to show the builder that you are a qualified buyer, but also because the loan program you choose often dictates how we must structure the purchase agreement.

Earnest Money    Along with your pre-approval letter you will also need a check* for $1500. This is your earnest money deposit which is required in most real estate transactions. It is what a buyer stands to lose if they sign a contract to purchase a home and later change there mind. When a buyer follows through with the transaction and it closes as it should, the earnest money deposit is then credited back to the buyer at closing. 

*All earnest money deposits must be personal check or money order.  Please, NO CASH. The lender is going to require a copy of the check to be submitted with your purchase agreement.
